Land Record Books

 

The land records for the Town of Avon are administered and maintained by the Town Clerk. The land records are official documents relating to real estate property, including deeds, easements, mortgages, releases, liens, maps, and other related documents.

Recording fees are $60.00 for the first page of a document and $5.00 for each subsequent page. Documents containing MERS (Mortgage Electronic Registration Systems) are $159.00 for the first page and $5.00 for each subsequent page.

The recording fee for a map is $20.00. The recording fee for a subdivision map of more than three parcels is $30.00 per page. Copies of land records and maps are available for $1.00 per copy.
There is a $2.00 fee to certify a copy of a document.

Property Transfer Considerations:
Documents that transfer (convey) title to real estate property must include a completed CT Department of Revenue Services Real Estate Conveyance Tax Return form (Form OP236) when presented for recording. The appropriate conveyance tax will be collected at that time prior to recording. When recording a document with conveyance consideration, an additional $2.00 fee is charged to cover administrative costs for filing the forms with the State of Connecticut Revenue Department.
